At Hayes Cabin Services we deliver high-quality custom modular buildings for pharmaceutical, manufacturing, engineering and construction clients across Ireland.

From offices and canteens through to laboratory and clean-room support spaces, modular lets us deliver flexible, durable buildings at a fraction of the time and disruption of conventional construction.

Phase 02

Module Manufacturing off-site

Once the design is finalised, your modular building goes into manufacture at a dedicated off-site production facility. Modules are built to BCAR (Building Control Amendment Regulations) requirements using timber-frame construction: engineered for durability, thermal performance, and full compliance with Irish building regulations.

Throughout this phase we maintain design oversight: close communication, scheduled progress updates, and sign-off against the agreed 3D model. Every module is inspected to spec before transport.

Assembled by our team

When the modules arrive on your site, our team takes over. With our own fleet of truck-mounted cranes, we manage transport, lift each module into position, link the units, and stage the building ready for fit-out.

Because the assembly is in-house (our crews, our cranes, our schedule) site work runs on our terms. No separate crane contractor. No third-party haulier. No coordination gaps.

In the fit-out phase, we transform the assembled structure into a fully functional space. Our team installs custom electrics, plumbing, climate control, networking and any specialist features your operation needs: whether that’s specialised lighting, advanced HVAC, or integrated technology. This is where the building comes to life, equipped with the amenities and systems required for day-one operation.

Do you deliver across Ireland?

Yes. Every Hayes Cabin Services unit is delivered nationwide from our Castlefreke yard in West Cork. The truck-mounted cranes in our fleet lift the unit off the truck and position it exactly where you need it on-site, so no separate crane is required. RAMS documentation is provided in advance for every delivery as standard.

How quickly can you deliver?

Most deliveries are scheduled within 48–72 hours of order confirmation, subject to stock and route. For specialist modifications or bespoke builds the lead time is longer. We’ll confirm a firm date in writing before invoice.

Can I hire instead of buy?

Most units in the range are available for sale or hire. Hire works on weekly or monthly rates with delivery and collection included; sale is a one-off purchase. Long-term projects under roughly 18 months usually work out cheaper on hire. We’re happy to price both options side-by-side.

Do you provide RAMS and delivery paperwork?

Yes: Risk Assessment and Method Statement documents are issued in advance of every delivery, covering the lift, the site approach, and our banksman’s role. We can route paperwork through your procurement system if required (PDF, portal upload, or signed hard copy on arrival).

Are you set up for purchase orders and B2B invoicing?

Yes. Hayes Cabin Services Ltd is VAT-registered and works to standard account terms for established clients. We invoice against your PO number and supply unit-level reference codes for asset registers. Tier-one clients including Pfizer, HSE, MSD, AbbVie, ESB and Cork County Council are billed on this basis.
